The Agency Papers, Set Out
These terms govern how agency work is contracted. The engagement letter for each property completes them.
Names on the papers
Work is contracted between Lana Neill Estates Ltd, Companies House No. 17431561, and the client named in the engagement letter. Office: 76 Corporation Avenue, Llanelli SA15 3SR.
When a contract exists
A written proposal stands open for thirty days. Instructions in writing - a signed letter or an instructing email - create the contract; spoken intent does not.
Changes mid-work
Anything beyond the letter's scope moves through a written variation approved by the client in advance. Passed remarks do not become work.
Money and lateness
Fees are quoted in pounds sterling, due within fourteen days. Overrun attracts the interest and costs of the Late Payment of Commercial Debts Act 1998.
Doubt in private
Files, figures and survey impressions of a client's property stay confidential after the engagement ends as well as during it.
Where the law sits
England and Wales law applies, with ordinary courts having jurisdiction. The office answers any dispute in writing before it goes further.
Withdrawal and notice
Firm viewings cancelled with 48 hours or more cost nothing; shorter notice may carry a reasonable charge for the held slot.
Posterity of fault
Liability for a breach is capped at the fees actually paid for the affected job; indirect and consequential loss sits outside the cap only where the law forbids it to.
